Sanctuary Barn is a 3 bedroom 'Eco' barn conversion, generating its own electricity, and is an ideal secluded get-away for 6-7, right at the heart of the 'roof of England'. The eco-policy is robust, backed by a wind turbine, biomass boiler, and a reed bed for treating waste water.
The hosts have used local and recycled materials wherever possible, from Herdwick wool carpet and insulation, recycled tyre underlay and recycled water bottle shower surrounds and internal windows – and goes right down to the detail of used CDs from Sunday papers as coasters!
Sanctuary Barn sits in the Upper Eden Valley, with fantastic views of the North Pennines AONB, and has footpaths right from the door. Sanctuary Barn has been converted in an open plan style, with a spacious kitchen dining room, while impressive oak galleried stairs lead up to a cosy living room area, centred around the biomass wood pellet boiler which provides carbon neutral central heating and hot water.
The barn is super-insulated and, despite its high and isolated location, is toasty warm. The kitchen is fully equipped with fridge-freezer, electric cooker, microwave, CD/radio, crockery and cutlery. The dining table seats 8. The living room has TV with Freesat, a DVD player, and lots of books and board games.
There are 3 bedrooms, one a double (upstairs with en suite), the other two either twins or doubles, and a downstairs family bathroom. Plus there are 3 acres of wild nature field to ramble around, where we have planted hundreds of broad leaf trees.

To truly minimise the environmental impact, guests are encouraged to arrive by public transport: the nearest train station is Kirkby Stephen/ Appleby via Settle-Carlisle railway. From there, the nearest bus route is the 563 from Penrith-Kendal, which goes via Brough, Brough Sowerby, and Kirkby Stephen. Onsite the owners have taken a number of green measures to reduce the environmental impact of their tourism business and contribute positively to their surroundings.

Electricity is wind generated, either from hosts' own proven 2.5kW turbine or sourced from Ecotricity
All heat comes from the extremely efficient Lucrezia Idro boiler which uses sawdust pellets made from timber waste
All rooms are painted using organic paint & all building work & most sourcing has been done locally
Recommends & encourages guests to use local shops, suppliers & farmers markets
The hosts recycle & reuse materials & encourage guests to use the recycling facilities nearby & compost bins
All dirty water (sewage & grey water from baths/sinks) is processed via a septic tank & reed bed & then goes to the wildlife pond
